The residential single room occupancy (4 units per floor) in this 5 story building, conveniently located adjacent to the Fields Corner MBTA station and to nearby shopping and business district, will include energy efficient wall and window construction and full amenities in each unit with elevator service to upper floors.

Zoning variances are currently under application.

Zoning Application Description:

“The 16 unit community lodging facility location will be conveniently located adjacent to the Fields Corner MBTA station and will adhere to the Mayor’s Office of Housing (MOH) Design Standards proposed in August 2022 for such projects, including energy efficient wall and window construction, single person occupancy (SPO) square footage area and accessibility. 

Each SPO unit will contain at least 150 sf of basic living/sleeping area furnished with a single bed, dresser, mirror, nightstand, writing desk, 2 chairs, small table and a shelf with space for tv/radio.  It will also contain a closet (> 15sf), small sink, under counter refrigerator, and microwave oven. Kitchen facilities, bathroom and a living area will be provided on each floor of the 4 occupied units. 

A laundry will be available on the first floor along with office, bicycle storage and a resident support area. Upper  floors will be accessible by stairwell and elevator.

The building height will not impact adjoining parcels.  The north/street side faces an overhead street rail trestle and the northwest side a rail track (MBTA property). The adjacent northeast building, outside of the proposed building’s shadow cone, is an estimated 48 feet high. Our proposed structure is 52 feet high.

Given its proximity (less than 5 minute walk) to the west side of the Fields Corner T station the site is perfect for single individuals who use public transit or bicycles for transportation.

Located on the edge of zone district 2F-5000 several multi-family structures and the large Fields Corner Shopping Plaza are close by. One recently constructed 5 story building in the 2F-5000 zone is located at the east end of the Fields Corner T station.
